1. Reservations are made on a first-come-first-served basis.
2. Maximum occupancy is 8.
3. Christie Cottage is located in a family-oriented neibourhood. For this reason the principal tenant must be at least 25 years of age. Preference will be given to families and mature adults.
4. When cancelling a reservation, the Security Deposit will only be refunded in full if notice of cancellation is given before the specified time period indicated below:
1. June-September reservations require 4 weeks notice.
2. All other reservations require 2 weeks notice.
5. Tenant is responsible for the cost, in excess of the security deposit, of all damages or missing items resulting from tenants’ actions.
6. Owners are not responsible for tenants lost, stolen or damaged personal property.
7. Tenant should report any problems or appliance malfunction to the owner.
8. Parking is permitted in the driveway only. A maximum of 3 vehicles is allowed.
9. Garbage and recycling pick-up is Friday mornings. All garbage bags require an orange garbage tag. One tag will be provided with the rental. Additional garbage tags are available at the grocery store and other local retailers if required.
10. Place garbage in the plastic box by the street. Once the garbage is placed in the box, ensure that the lid is closed and secured to prevent local wildlife from entering.
11. It is the Tenants responsibility to remove any garbage and recycling from the property prior to check-out if not removed by the municipal garbage pick-up service. A $20.00 Handling Fee will be deducted from the deposit if garbage or recycling is left on the property after check-out.
12. Place recycling 'Blue Box' directly across the street from the plastic garbage box.
13. Cottage cleaning is not included with the rental. It is the responsibility of the Tenant(s) to ensure the property is left thoroughly clean and tidy.  Cleaning supplies are provided for you. The cottage must be left in the condition in which it was found.
14. Linens are no longer included. Please bring your own linens and beach towels.
15. This rental may not be sublet or this Agreement reassigned without the written consent of the Owners.
16. PETS ARE NOT PERMITTED. Pets are also not permitted on Sun Beach.
17. SMOKING IS NOT PERMITTED.
18. OUTDOOR FIRES ARE NOT PERMITTED.
19. Tenants should be respectful of neighbours and not make unnecessary noise. 
20. No tents or tent trailers are permitted on the property.
21. Tenant agrees to abide by all rules posted at Sun Beach, including no parking in private beach parking lot. Unauthorized vehicles will be towed at vehicle owners’ expense.
22. Keys are to be picked up at the cottage upon your arrival. It is important to meet the owners at 2pm at the cottage, unless other arrangements have been made.
23. Prior to departure, keys are to be left inside and the tenant is to exit out the front door, locking it from inside, and closing it firmly. Please check that the door is securely locked before leaving.
24. Tenant certifies that he/she has read carefully the limitations on the rental by the owner as set forth in this agreement, and agrees to abide by such limitations.
